A former industrial area and the vast open land next to the new city hall will be redeveloped into a new neighbourhood. The new community follows a similar structure of curved streets as the existing city, making sure that the street feels familiar and recognisable.
The various city blocks are all organised around their own courtyard, creating a variety of small communities. The multiple courtyards are interconnected, making it easy to roam between the different spaces. This results in a healthy, safe, and walkable environment that stimulates an active lifestyle. It also gives kids the freedom to explore easily and safely, and make friends, sparking their imagination and creativity. The aim is to create an affordable and liveable neighbourhood for families in the city centre.

FAMILIAS

Families come in many different shapes and sizes, but they all have shared values and wishes. They want to feel comfortable and safe in their homes, connect with their neighbours, and be part of a thriving community. ACS: FAMILIA projects offer them that. 

FAMILIA VILLAGE

ACS FAMILIA Village translates the values of a FAMILIA Community Building to neighbourhood scale. Integrating a human-centred design approach, FAMILIA Village creates a healthy and sustainable environment where its residents are empowered and thriving. Access to local educational facilities, community centres, as well as the implementation of the latest building technologies, will create a neighbourhood of the future. A place for all!

COURTYARD & IDENTITY

The Dutch word for courtyard is ‘Hof’. It stands for garden and derives from the spatial organisation, a collection of houses surrounding a communal garden. The enclosed garden feels like a safe space and stimulates community. Residents become part of each other’s lives by seeing each other’s homes and passing one another in the courtyard. This plays a significant role in the social cohesion between residents. The courtyard is the place for communal activities, and is the place where traditions are born. Activities such as sharing meals, parties and other events strengthen the cohesion.

Every courtyard in the ensemble has its own identity, shaped by the position of each building. This ensures that every outside space has its own unique character. By using a similar architectural palette, all the areas are related and create a sense of community, place and belonging.

BUILDING TECHNOLOGY

The ensemble has the ambition to work with materials that have the least impact on the environment. Working with light materials such as wood has positive effects on the environment. It also requires a lighter foundation, reducing the use of harmful materials, and making it more cost-efficient. The goal is minimise the carbon footprint of the ensemble.

It is expected that in the next 20 years our current own-your-car model will shift to a shared and driverless system. In preparation for this transition, the garage is created in a wood system, making it possible to demount the garage when the required capacity becomes less.

Part of the garage will be used as a storage facility allowing the residents to rent a storage space to their requirements. By centralising the storage of the neighbourhood, you don’t have to build expansive underground storage units under every building. Rather, it allows people to choose for themselves if storage is required. Part of the storage centre is a parcel service, a place where deliveries can be collected and stored, making it possible for people to pick up their parcels at their convenience

The ensemble has an integrated electrical network, connecting all the buildings’ PV panels to a central battery system, located in the parking garage, making the ensemble self-sufficient in its energy production.

BUILDING PRINCIPLE

The Familia block is based on the traditional Dutch housing block. By opening the building block, it creates the opportunity to realise a wider variety of building aesthetics. Every building block has its modular base measurements giving it a unique identity. The height of the buildings is optimised to maximise sunlight into the courtyards.

By applying a rigid structural system, you create freedom inside the building making it possible to develop different typologies in one building.
The buildings are composed of the following grid measurements: 5.4m, 6m and 7,2m, which are ideal measurements for different housing typologies catering to a wide variety of households.
